BlueLion 1031 is a trade name of Maryland First Title, Ltd. We provide qualified intermediary services for Section 1031 exchanges. Our office is at 306 Crain Hwy N, Glen Burnie, MD 21061. In this policy, "BlueLion 1031," "we," "us" and "our" mean Maryland First Title, Ltd.

This policy explains how we collect, use and share personal information when you visit bluelion1031.com, fill out a form, contact us, receive our emails or text messages, or use our exchange services.

Information we collect

Information you give us.

  • Contact form: name, email address and message.
  • Start My Exchange form: name, email address, phone number, type of exchange, any other information you add, and whether you agreed to receive text messages.
  • Partner Program form: name, email address, phone number, firm or company, any additional information you add, and whether you agreed to receive text messages.
  • Guide and newsletter sign-ups: email address and, on some forms, your name.
  • Scheduling: name, email address and any answers you give when you book a call with us.
  • Information in emails, phone calls, text messages and website chat messages you send us.

Information for exchange services. If you become an exchange client, we collect the information needed to set up and complete your exchange. This can include names and contact details, property and closing details, tax identification numbers, bank and wire information, and exchange documents. It comes from you, from your exchange agreement and our client portal, and from others involved in your transaction. Your exchange agreement, and any privacy notice we give you with it, also apply to this information and control if they differ from this policy.

Information collected automatically. When you use our website, we and our service providers collect technical information such as IP address, browser and device type, pages viewed, the page that referred you, the date and time of your visit, and general location based on IP address. When you submit a form, we may also receive the date, time, page and IP address of the submission, your browser and general location, and how you reached our website, such as the referring site, campaign tags and ad click identifiers. Information from other sources. We receive information from people involved in a client's exchange, such as closing agents, attorneys, lenders and real estate agents. We also collect business contact information about real estate professionals from public and commercial sources, such as property listing data. We do not send text messages to phone numbers from these sources unless the person signs up for our texts directly.

How we use information

  • To respond to questions and requests.
  • To provide exchange services and carry out exchange agreements.
  • To run our Partner Program and contact real estate professionals about our services.
  • To send emails, and to send text messages to people who agreed to receive them.
  • To understand how our website is used and improve it.
  • To measure and show our online ads.
  • To keep business records, prevent fraud and meet legal requirements.

How we share information

We do not sell personal information. We share it only in these ways:

  • Service providers: companies that provide services to us, such as website hosting and statistics, email, text messaging, our client portal, website chat, scheduling, and software that helps us manage contacts and draft replies.
  • Analytics and advertising providers: Google collects information through cookies and similar tools on our website, as described in Cookies and analytics.
  • People involved in an exchange: such as closing agents, attorneys, accountants, lenders, real estate agents, and buyers or sellers, when needed to complete a client's exchange, or when the client asks or agrees, such as sharing the status of an exchange with the real estate agent who referred the client.
  • Legal and safety reasons: to comply with the law, a subpoena, a court order or a government request, and to protect the rights and safety of BlueLion 1031, our clients or others, including to prevent fraud.
  • Business transfers: as part of a merger, sale of assets or similar transaction involving our business.
  • With your consent: when you ask us to or agree to it.

Text messaging opt-in data and consent are not shared under any of these categories, except with service providers that help us run our text messaging program. See Text messages.

Text messages

Our text messages are sent by BlueLion 1031, a trade name of Maryland First Title, Ltd. If you check an optional text message consent box on one of our website forms, we collect your mobile number, a record of your consent (such as the date and time, the web page or form used, and IP address), the messages we exchange with you, and delivery information. We use this information to send the text messages you agreed to receive, reply to you, keep track of our conversations with you, review how our messages perform, honor opt-out and help requests, and keep records of your consent and opt-out choices.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. We do not sell or rent mobile numbers or text messaging consent to anyone, including lead generators.

We may share mobile information with service providers that help us run our text messaging program, such as the website host that receives our forms, our email provider and our text messaging platform, only for that purpose. All other categories of sharing in this policy exclude text messaging originator opt-in data and consent. This information will not be shared with any third parties.

Cookies and analytics

Cookies are small files that a website stores in your browser. Our website uses cookies and similar tools from these providers:

  • Google Analytics: shows us how visitors find and use our website, such as pages viewed, time on the site, general location, and device and browser type. See how Google uses information from sites that use its services.
  • Google Ads: measures the results of our Google ads. Third-party vendors, including Google, use cookies to show our ads on sites across the internet based on past visits to our website. We do not give Google your mobile number or text messaging consent. You can turn off personalized ads in Google Ad Settings.
  • Cloudflare: our website host handles each visit to our website, receives the forms you submit, and blocks spam with its Turnstile check on our forms.
  • Website chat: our home page has a chat window run by a chat service provider, which receives and may keep a record of what you type or say in the chat.

Google and other providers may collect information about your activity over time and across different websites.

Your choices

  • Text messages: reply STOP to any text from us, call or email us, or tell us in any other reasonable way.
  • Email: to stop marketing emails, reply to the email and ask to unsubscribe, use the unsubscribe link if the email has one, or contact us. We may still email you about an exchange or another request you made.
  • Cookies: most browsers let you block or delete cookies. You can also install the Google Analytics opt-out browser add-on.
  • Do Not Track: our website does not currently respond to browser Do Not Track signals.
  • Your information: to ask what personal information we have about you, or to ask us to correct or delete it, email us. We may need to confirm your identity. We may keep information when the law requires or allows it, such as records of text message opt-outs and records of an exchange.

Security

We use reasonable measures to protect personal information, but no website, email or text message is completely secure. Please do not send Social Security numbers, tax identification numbers or bank account details through our website forms, chat or text messages.

How long we keep information

We keep personal information as long as we need it for the purposes in this policy, including to provide services, keep business and tax records, meet legal requirements and resolve disputes. We keep records of text message consent and opt-out requests. We use opt-out records to honor those requests and to show that we did, and we do not give them to other companies for their own use.

Children

Our website and services are for adults. We do not knowingly collect personal information from children under 13.

State privacy rights

Some state laws give residents rights over their personal information, such as the right to know what a business has collected and to ask for correction or deletion. Whether a law applies depends on the law, the business and the information involved. You can send any request about your information to NHenault@bluelion1031.com, and we will respond as applicable law requires.

Links to other websites

Our website links to websites we do not control, such as social media pages. Their own privacy policies apply to information you give them. Our client portal and scheduling tool are run for us by service providers, and this policy applies to information you give us through them, along with your exchange agreement if you are a client.

Changes to this policy

We may update this policy. When we do, we will post the new version on this page and change the "Last updated" date. Changes take effect when posted. We will not use or share personal information we already have in a materially different way without your consent.
